MIC-HUB has worked with IULIUS Real Estate and the multidisciplinary team led by UNStudio to realise RIVUS, a transformative mixed-use development in Cluj-Napoca. Currently under construction, the project represents a new vision for urban living that blends the city’s industrial heritage with a sustainable, human-centred and future-facing approach to development.
Designed to be a major new destination for the city, RIVUS will offer over 432,500 square metres of mixed-use space, including more than 400 stores, making it the largest retail destination in Romania. The development redefines the relationship between retail, culture and public life by creating a vibrant environment designed to support the evolving needs of one of Romania’s most dynamic cities.
A key aspect of the project is the preservation and repurposing of two existing industrial buildings, which will be converted into cultural and entertainment spaces, celebrating the site’s history and identity. By integrating heritage within a contemporary urban framework, the development creates a strong connection between the past and future of Cluj-Napoca.
RIVUS represents a new approach to urban development, placing sustainability, inclusivity and placemaking at the centre of its vision. Designed to enhance the experience of residents and visitors alike, the project will create a new destination for Cluj-Napoca that fosters community, connectivity and a more integrated way of living.

Our contribution
MIC-HUB has developed a comprehensive mobility and accessibility strategy for the RIVUS mixed-use development in Cluj-Napoca, supporting the project from concept through to detailed design stages. The work focuses on optimising access flows to the site while carefully assessing impacts on the surrounding urban and road network.
The strategy addresses all key components of site accessibility, including vehicular and pedestrian circulation, parking design and management, and servicing and logistics systems. Through detailed accessibility analysis, MIC-HUB identified potential constraints within the existing and future road network and defined targeted solutions to improve connectivity and operational performance.
A central part of the work is the full parking design, comprising a total of 4,550 parking spaces distributed across two basement levels and four above-ground structured floors. The design also includes the full ramp arrangement, access provisions from the external road network, internal circulation, servicing layouts, and an integrated parking management system. Particular attention has been given to the efficiency and safety of servicing and logistics areas for the retail programme, supported by detailed manoeuvre and swept path analysis.
At road infrastructure level, the design includes detailed road geometry development, covering horizontal and vertical alignment, intersection layouts, and signage strategy.
Micro-simulation modelling tools using SIDRA were used to validate and verify intersection performance and overall network efficiency, ensuring the robustness of the proposed solutions under real operational conditions.
Through this integrated approach, MIC-HUB has contributed to the highly accessible, efficient and future-ready mobility framework for RIVUS, ensuring seamless integration with the wider urban context.
